Readvance

Readvance

Every monthly instalment you pay decreases the principal debt on your outstanding loan. A readvance gives you access to a portion of the principal debt you have already paid off.

  • Apply for a readvance from R15,000 up to the full amount of the principal debt you have paid off.
  • Use our HomeVision feature to register for a higher bond than your loan amount, and you will have quick access to those extra funds at any time during your loan term.

If you registered a higher bond than the required loan amount at the start of your home loan, you could apply to access a portion thereof (up to the total amount registered) by using it for a readvance. This, however, will depend on your property having sufficient value and your affordability.

Interest rates

When you apply for a Nedbank home loan, a variable interest rate is automatically set, but you can change this to a fixed rate. We offer preferential interest rates to clients with a Nedbank transactional account as an added benefit.

The variable interest rate

Home loan payments are initially based on a variable interest rate, linked to the prime lending rate determined by the South African Reserve Bank (SARB).

  • When the prime lending rate changes, your home loan interest rate will change accordingly, which could mean your monthly instalment increases or decreases.
  • We recommend putting aside funds to increase your instalment should the interest rate increase.
  • If there is a decrease, we recommend that you continue to pay your original repayment to help you pay off your loan faster.

Fixed interest rate

  • You may set a fixed interest rate for a specified period so that your interest rate will not change if the prime rate changes.
  • A benefit of this is that even if the interest rate rises, the interest rate on your home loan will not change, and you will pay the same instalment every month.
  • Once the set fixed period ends, the interest rate automatically returns to the variable rate where you have the option to agree to a new fixed rate.
  • We offer fixed rates for 12, 24, 36, 48 or 60 months.

Settlement and bond cancellation process

Settling your home loan is a substantial financial achievement. We want to guide you through the legal processes to ensure smooth sailing. For example, did you know that your home loan account is not closed automatically once you have paid up your account?
